Construction Surveying

Surveying brings a critical level of accuracy to the building and construction industry.   Jacobs Land Surveying has extensive experience performing stakeout services for building and site construction projects of varying size and complexity, including key features such as building foundations, column grid lines, window systems, elevator shafts, bridges, utilities, roadways, athletic fields, curbing, and detention ponds.  Jacobs Land Surveying uses a variety of field data collection methods and high-end technology in the field, including 3-D laser scanning where precision is essential for documenting as-built conditions and providing data-rich information to contractors, architects, and engineers in a quick and efficient manner.   In addition to maintaining high accuracy standards, Jacobs Land Surveying is committed to clear and constant coordination and communication on every construction site as well as being responsive to rapidly changing conditions and deadlines.

Topographic Surveys

A topographic survey will map the contours of the land and document all of the natural and manmade features on the property, including hills, ravines, bodies of water, trees and vegetation, buildings, fences, roadways, utilities, and other site elements.  A topographic survey prepared by Jacobs Land Surveying also typically includes boundary lines of the subject parcel, benchmarks, finish floor elevations for all buildings, spot elevations of curbs, steps, and walls, underground utility information (size, pipe material, flow, invert elevations), and parking lot and roadway striping.  Jacobs Land Surveying has performed numerous topographic surveys for various architectural, engineering, and construction companies to aid in the design and construction of site improvements and ties all of our topographic surveys to the New York State Plane Coordinate System using static and RTK GPS methods. 

Laser Scanning

Chris brings years of experience in the use of 3D Laser Scanning technology, which allows three-dimensional structures to be quickly, accurately, and thoroughly captured in ways conventional methods cannot.  Jacobs Land Surveying utilizes Leica Cyclone, Leica Cloudworx, and AutoCAD Civil 3D software platforms to create accurate 3D models and as-built drawings from the scanned data that is collected.  Jacobs Land Surveying has been able to implement 3D Laser Scanning on numerous projects and job sites, which provides clients with project cost savings by reducing site reconnaissance time, maximizing production efficiency, and preventing potential material and labor waste resulting from inaccurate or missing as-built information.  Jacobs Land Surveying has successfully implemented laser scanning methods on projects ranging from capturing simple building floor plans to generating highly detailed three-dimensional CAD drawings for full building renovation projects.

Boundary Surveys

A boundary survey is the most common type of survey requested and is performed to determine the division boundaries (or property line) of two contiguous parcels of land.  Once authorized to proceed, Jacobs Land Surveying would first perform property research at the County Clerk’s office to obtain deeds and any recorded survey maps of the subject and neighboring parcels. The necessary fieldwork is then performed to locate and measure any natural and/or man made boundary line/corner evidence (trees, rivers, iron pipes, rods, monuments, fence lines, stonewalls, etc.), as well as all site features on and within ten feet of the property lines.  Optional information may include any easements disclosed in a title commitment, or underground utilities entering the property.  Computations are performed to compare recorded deed information to existing field monumentation and generate a complete boundary survey map showing dimensioned boundary line locations, existing monumentation, any set iron rods where corners were missing, encroachments, and any site features including buildings, roadways, driveways, fences, sidewalks, etc.  The completed boundary survey map is then signed and sealed with Chris’ professional stamp, creating a legal document that allows private landowners to close on property transactions, resolve confusion of boundary line locations or disputes with neighboring property owners, fulfill mortgage or loan approval requirements, submit a building permit for new construction, or even satisfy a Last Will and Testament.
